What you get back
You get a workbook with base rent, term dates, renewal and break options, notice windows, escalation caps and stated exclusions. Each term comes with the verbatim clause and its page number. Key dates also go into a CSV, and an HTML page shows the clause evidence. When an amendment changes a term, both values go to a conflict list with their pages.
What is left for you to decide
There are no settings. Only terms written in the documents are extracted. Missing terms stay empty, and the tool does not calculate total rent or a date that would follow from a notice period. It also does not choose which clause governs when an amendment conflicts with the lease. Treat the abstract as a reading aid. It does not replace review by a qualified adviser.
Questions before you run it
How long can the lease be?
Up to 4,000 words per job, spread over 1 to 20 PDF or DOCX files with 10 MB combined. For a longer lease, send the pages that carry the terms together with the amendments that change them, or split the documents into several jobs of 3 credits each.
What does one lease job cost?
3 credits, shown before the job starts. That is about €1.05 with the 20-credit pack (€6.99) or €0.70 with the 150-credit pack (€34.99). Pro includes 40 credits a month. A free account is needed, and reserved credits are released if a job fails.
Which lease terms does it pull out?
Base rent, term dates, renewal and break options, notice windows, escalation caps and stated exclusions, each with the verbatim clause and its page number. Terms not written in the document are left empty.
What happens when an amendment changes the rent?
Both values are kept and routed to the conflict queue with their page references. Nothing is overwritten, so a reviewer decides which clause governs.
Will it calculate a missing rent review date or the total rent?
No. Only explicit terms are extracted. A date that would have to be derived from a notice period is left to you rather than computed and presented as fact.
Does it work on a scanned lease?
Only documents with a text layer are read. A scanned PDF has to go through OCR first, otherwise extraction stops rather than returning an empty abstract.
Can I rely on the abstract for a lease decision?
Treat it as a first pass that points at the relevant clauses and pages. It is a reading aid for legal operations, not a substitute for review by a qualified adviser.
